What affects the cost of a commercial roof?
The biggest drivers are roof access and height, the number of penetrations and curbs, whether the old roof is torn off or recovered, the condition of the deck underneath, required insulation or code upgrades, and the warranty tier you choose. A crowded, hard-to-reach roof needing a full tear-off costs well above a clean, open recover.

What kind of warranty comes with a new commercial roof?
There are two parts: a manufacturer warranty covering the membrane and a workmanship warranty covering installation. The strongest option is a manufacturer system warranty — including No Dollar Limit (NDL) coverage that pays for both material and labor — which is only available when a certified contractor installs the system to spec. As a certified installer, we can secure these on qualifying roofs.
What voids a commercial roof warranty?
Common warranty-killers include unauthorized repairs by an uncertified contractor, skipping required maintenance and inspections, adding rooftop equipment without properly flashing the new penetrations, ignoring ponding water, and failing to register the warranty.
