Recover vs. Full Replacement
A recover overlays a new system on the existing roof, while a full replacement strips everything down to the deck. Code allows only one existing layer before a recover is off the table, and a soaked or rotted deck rules it out too. If we find widespread moisture, multiple old layers, or structural damage, we’ll be straight with you and walk through a complete commercial roof replacement → instead. The right call depends on what the inspection reveals, not on whichever option is cheaper today.
When a Recover Isn't the Right Choice
We won’t sell you a recover that won’t last. If your roof already has two layers, the deck is wet or deteriorated, or insulation is saturated, overlaying it only traps problems and shortens the new system’s life.
