TPO Roofing Systems

The Most Popular Single-Ply Commercial Roof

TPO (thermoplastic polyolefin) has become the go-to commercial roofing membrane for a simple reason: it delivers excellent performance at a competitive price. Its bright, reflective white surface bounces back the Georgia sun, and its heat-welded seams create a watertight bond that’s stronger than the membrane itself. At Guardsmen Commercial Roofing, we install and service TPO to manufacturer spec so your building gets the full life and warranty the system is built for.

Benefits of a TPO Roof

Reflective & Energy-Efficient

TPO's white, reflective surface lowers rooftop temperatures and cuts cooling costs through hot Georgia summers.

Cost-Effective Value

TPO delivers strong single-ply performance at one of the lowest installed costs in commercial roofing.

Heat-Welded Watertight Seams

Hot-air-welded seams fuse the membrane into one continuous, leak-resistant surface stronger than the sheet itself.

Durable & Puncture-Resistant

TPO resists tears, punctures, and impact, standing up to foot traffic, debris, and Georgia weather.

Class A Fire Rating

Quality TPO systems carry a Class A fire rating, adding an extra layer of protection for your building.

Recyclable & Eco-Friendly

TPO contains no chlorine, is fully recyclable, and its reflectivity supports energy-code and cool-roof goals.

How We Install TPO

1 · Inspection & System Spec

We assess your deck, slope, and drainage, then spec the right TPO thickness and attachment method for your building.

2 · Tear-Off & Deck Prep

We remove the old roof or prep for a recover, repair the deck, and set insulation and cover board to spec.

3 · Membrane & Heat-Welded Seams

We roll out and secure the TPO membrane, then hot-air weld every seam for a continuous watertight surface.

4 · Detailing, Inspection & Warranty

We finish all flashings and penetrations, inspect every weld, and register your manufacturer warranty.

TPO vs. EPDM & PVC

TPO sits between EPDM and PVC in the single-ply world. Compared to black EPDM, TPO’s reflective surface is far more energy-efficient and its welded seams resist leaks better than EPDM’s taped seams. Compared to premium PVC, TPO costs less while offering similar reflectivity, though PVC has an edge for chemical and grease resistance (think restaurants). Is TPO Right for Your Building?

TPO is an excellent fit for most low-slope and flat commercial roofs — warehouses, retail centers, offices, schools, and distribution facilities — especially when energy efficiency and budget both matter. If your building has heavy grease exhaust or specialized chemical exposure, we may recommend PVC instead. Not sure? Our free inspection includes a straight recommendation on the best system for your structure and goals.

FAQ

TPO Roofing — Common Questions

TPO stands for thermoplastic polyolefin, a single-ply commercial roofing membrane installed over insulation on low-slope and flat roofs. It’s known for its reflective white surface, heat-welded watertight seams, and strong value. It’s one of the most widely installed commercial roof systems in the country.

A properly installed, quality TPO roof typically lasts 20 to 30 years depending on membrane thickness, installation quality, and maintenance. Thicker membranes and regular maintenance extend that lifespan. We install to manufacturer spec so your roof earns its full rated life and warranty.

It depends on your priorities. TPO’s reflective surface is more energy-efficient than black EPDM and its heat-welded seams resist leaks better than EPDM’s adhesive seams. EPDM, however, is extremely durable and proven over decades. We’ll assess your building and recommend the system that truly fits — not just whichever we’d rather sell.

TPO is one of the more affordable commercial roofing systems, though final cost depends on roof size, membrane thickness, insulation, tear-off versus recover, and roof access. We provide a clear, written quote after a free on-site assessment so there are no surprises.

Yes. Because TPO is thermoplastic, damaged areas can be cleaned and hot-air welded with new membrane that fuses seamlessly to the existing roof. Punctures, seam separations, and flashing issues are all repairable — often quickly — which makes TPO easy to maintain over its life.
